Terms of Use
Effective October 17, 2026
About these Terms
These Terms of Use govern access to and use of the public Sabio website (the “Site”). “Sabio,” “we,” and “us” refer to the operator of this Site. Please review these Terms before using the Site. They describe the conditions Sabio intends to apply to use of the public website. Some provisions, particularly limitations of liability and indemnification, may require affirmative agreement to be enforceable. Simply visiting the Site does not necessarily establish such agreement. If you disagree with these Terms, please do not use the Site.
Informational purpose; no professional advice
The Site provides general information about short-term rental management. It is not legal, tax, insurance, investment, real-estate brokerage, or other professional advice. You are responsible for obtaining advice from qualified professionals and for independently confirming applicable requirements.
No client relationship or obligation to provide services
Contacting Sabio, submitting an inquiry, or receiving a response does not create a client, fiduciary, agency, or property-management relationship, and does not obligate Sabio to accept a property or provide services. A relationship begins only when the parties execute a separate written agreement. That signed agreement, not these website Terms, controls the services, fees, allocation of risk, and parties’ rights and obligations.
Descriptions, availability, estimates and results
Service descriptions, pricing, examples, and other Site content may be general, incomplete, or changed without notice. No statement on the Site is a binding quote, offer, promise of acceptance, guarantee of occupancy, revenue, guest satisfaction, legal compliance, or other outcome. Specific scope, charges, and responsibilities must be agreed in writing. Nothing here overrides express commitments in a signed agreement.
Your submissions
You agree to provide information you are authorized to share and that is accurate to the best of your knowledge. Do not send account passwords, payment-card details, government identification numbers, or other sensitive credentials through public inquiry channels. You retain ownership of material you submit; you authorize Sabio to use that material as reasonably necessary to review and respond to your inquiry and, if applicable, prepare for a separately agreed engagement, subject to our Privacy Policy.
Acceptable use
You may not use the Site unlawfully; misrepresent your identity or authority; impersonate another person; submit fraudulent, infringing, defamatory, or malicious material; harvest personal information; interfere with the Site; attempt unauthorized access; introduce malware; or use automated means to overload or scrape the Site in violation of applicable law. We may restrict access when reasonably necessary to protect the Site or others.
Intellectual property
Unless otherwise stated, Sabio’s original website text, visual design, logos, and branding are owned by or licensed to Sabio and protected by applicable law. Photographs, fonts, trademarks, and other third-party content remain the property of their respective owners. You may view the Site for personal or internal business evaluation but may not commercially reproduce, republish, or exploit protected materials without permission, except as permitted by law.
Third-party sites and tools
The Site may link to third-party services, including Google Forms. Third parties operate under their own terms and privacy notices. Sabio does not control or endorse all third-party content, security, availability, or conduct. Any dispute with a third party is governed by the applicable third-party relationship, subject to rights you may have under law.
Disclaimer of website warranties
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THE SITE AND ITS CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR UNINTERRUPTED AVAILABILITY. We do not warrant that the Site will be error-free, secure, or continuously accessible. This disclaimer applies to the Site, not to any warranties expressly provided in a separate signed agreement.
Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, SABIO AND ITS OWNERS, PERSONNEL, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES ARISING FROM USE OF OR INABILITY TO USE THE SITE, INCLUDING LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION. TO THE SAME EXTENT, AGGREGATE LIABILITY FOR CLAIMS ARISING SOLELY FROM THE SITE OR THESE TERMS WILL NOT EXCEED US $100 OR THE AMOUNT YOU PAID SABIO SPECIFICALLY FOR USE OF THE SITE IN THE PRECEDING 12 MONTHS, WHICHEVER IS GREATER. These limitations do not apply where prohibited by law, including to liability that cannot lawfully be excluded or limited. They do not modify liability under any separate signed services agreement.
Indemnification
To the extent permitted by applicable law, you agree to defend, indemnify, and hold harmless Sabio and its owners and personnel against third-party claims, losses, and reasonable legal costs arising from your unlawful use of the Site, your infringement of another party’s rights, or information you submit without authorization. This provision does not require you to indemnify Sabio for its own negligence, willful misconduct, or other conduct for which indemnification is prohibited by law. Any indemnity under a signed management agreement is separate.
Oregon law and disputes
To the extent permitted by law, these Site Terms are governed by Oregon law, without regard to conflict-of-law rules. Any dispute arising solely from the Site or these Terms may be brought in courts of competent jurisdiction in Oregon, subject to mandatory consumer protections and applicable jurisdiction and venue law. These Terms do not impose arbitration or waive the right to a jury trial.
Changes; severability; entire website terms
We may revise these Terms by posting an updated version with a new effective date. Changes apply prospectively to Site use after posting, to the extent permitted by law. If a provision is unenforceable, the remaining provisions continue to apply to the extent legally permissible. These Terms and the Privacy Policy describe the public Site; they do not replace or amend a signed management agreement.
